Roofers in Killester quickly learn that it is not one place. It spreads from the Howth Road across towards the Malahide Road and Donnycarney, and the housing changes a good deal as you go. The original village groupings are selections of small bungalows, likely dating from the 1930s, low and set behind granite walls and clipped hedges. The later growth, around the 1950s, is two-storey hipped semis running out towards the far side.
That difference is not a historical footnote, it decides the job. A bungalow and a semi need different access, different amounts of material and different money, and the tile on them is often not the same either. A Bungalow Roof Is All on Show
On the low original houses the whole roof is visible from the footpath, so wear that would go unnoticed on a two-storey house is plain to see. That cuts both ways. Problems get spotted early here, and a roof that looks tired genuinely does affect how the house presents.
Clay Tile Soft at the Nibs
The older houses carry warm clay tile, and clay ages at its edges and at the nibs that hook it over the batten. Once those crumble the tile is no longer properly held, which is why a windy night can take several off a roof that looked perfectly sound the week before.
Concrete Tile Wearing Right Across
On the later semis the tile is machine-made concrete, and it does not fail in patches. It loses its surface everywhere at once, goes rough to the touch and starts drinking water, and from there the frost does the rest each winter.
Ridge and Verge Mortar Long Gone
Both kinds of house were finished with ridge and verge tiles bedded in cement, and on most of them that mortar has never been renewed. It cracks, goes sandy and falls away, leaving the ridge loose on top and the gable edge open to the wind.
